Start Your Project

How It Works

A Clear Path
From Land to Home.

Start with what you need. We’ll help you understand the next step.

Discuss My Project

One service. Or your entire project.

Four steps. A plan built around you.

Your starting point and the services you choose shape the path.

  1. Tell Us About Your Project

Share your location, what you’re planning, and what you already have in place, whether that’s land, a home selected, or work already underway.

  2. Review Your Options

We help you understand the services you may need, possible costs, and property or home requirements that need to be checked.

  3. Agree on the Plan & Pricing

Review the proposed services, pricing, and next steps. You’ll understand what Legacy will handle, what is separate, and what needs your approval.

  4. Put the Plan Into Action

We complete your selected service or manage the agreed project work, including permits, inspections, site preparation, delivery, installation and interior finishing, with updates along the way.

Legacy’s role follows your agreed scope. Lenders, permitting authorities, and licensed professionals handle their respective responsibilities.

Start where you are

Have land? Need land? Let’s plan your next step.

Already own land?

Your land may help with your down payment.

Eligible land equity may satisfy part or all of a lender’s down-payment requirement. We can help plan the home and property work while your lender reviews financing options.

Need land too?

Land + Home. Planned Together.

You don’t need to purchase property before starting with Legacy. Certain loan programs can combine the land, home, and eligible site improvements into one loan with one closing.

Financing is provided by third-party lenders and is subject to approval, property valuation, existing liens, and program requirements. Additional cash and closing costs may apply. One closing does not mean move-in that day. Read the common questions below.

For individual services:

  1. Share property details
  2. Confirm scope & price
  3. Receive the agreed service

Standard pricing applies to the stated scope. Property reviews are preliminary research; site plans are drafting services, not surveys or engineered plans.

You do not have to buy your home from Legacy to work with us.

A few common questions

What should I have ready to get started?

Share a property address, listing link, parcel number, or general location, along with what you hope to do. If you have selected a home, have existing plans, or already started work, tell us what is in place. Your budget and desired timing are helpful if known, but a general idea is enough to start. We’ll explain what additional information is needed for the services you choose.

Do I need to buy land before choosing a home?

No. You can start planning before buying land. We can help coordinate your property search, home selection, and development scope. For qualifying projects, a lender may finance the land purchase, home, and eligible improvements together. Confirm the financing structure and property suitability before committing to a purchase.

Discuss a Land & Home Project
Can my land help cover the down payment?

Some lenders accept eligible land equity toward part or all of the required down payment. The amount they accept depends on the program, property value, existing liens, and your qualifications. Land equity is not cash and does not automatically reduce the loan balance. The lender may take a lien on both your land and home; both can be at risk if you do not repay the loan. Additional cash and closing costs may still be required.

Discuss My Property
What can be included in a land-and-home package?

The proposed scope may include the land, home and selected options, delivery, installation or foundation, permits, site preparation, utilities, and access. Ask for a written breakdown of included items and costs you will pay separately. Allow for closing costs and a contingency for unexpected work.

Certain loan programs allow eligible site preparation, delivery, installation, utility work, and other approved improvements to be financed with the home and land. Inclusions depend on the lender and agreed project scope.

One closing does not mean the home is ready to occupy that day. With some single-closing construction loans, financing and the land purchase close before the home is installed. Site work, delivery, installation, inspections, and approval for occupancy follow. Your lender and project team will explain the schedule for your project.

How does hiring Legacy for one service work?

Tell us which service you need and share the property information or existing plans you have. We confirm the information needed, the scope, pricing, and next steps before proceeding. Then we complete the agreed service or coordinate the selected work.

You can request a site plan drawing, preliminary property review, permit applications and inspection coordination, site preparation, or project management without buying a home from Legacy. Site plans are drafting services, not surveys or engineered plans. Property reviews are preliminary research, not a guarantee of development or permit approval. Specialized work involves licensed professionals where required.

How long will my project take?

Timing depends on the property, financing, home availability, permitting, site conditions, utility work, and the services you choose. We’ll discuss the expected sequence and dependencies for your project, then communicate as the schedule becomes clearer.

Planning a rental, resale, or development project?

Plan a spec home built for resale, a property flip, rentals or a multiple-home project. Ask about home pricing, project management, photography and listing services.

What are you planning?

An address, general location, or idea is enough to start.
